Analisis Perbandingan Kredit Kepemilikan Rumah di Bank Konvensional dengan Pembiayaan Rumah di Bank Syariah (Studi Kasus Pada Bank Syariah Mandiri dengan Bank CIMB Niaga)

This study tries to analyze differences in the calculation of home ownership financing between conventional banks and Islamic banks. The discussion of this research is focused on comparing interest rates, monthly installments, the nature of interest rates of each bank, total installments until the financing ends, and the total margin or interest to be paid prospective customer. The bank used as the object of research for Sharia Banks is Syariah Bank Mandiri while the Conventional Bank is the CIMB Niaga Bank.

This research was conducted at Depok in 2019. The research method used was a qualitative and comparative approach by conducting interviews with credit / financing staff and also Library Research. Then do the comparison of interest rates, monthly installments, the nature of the interest rates of each bank, total installments until the financing ends, and the total margin or interest to be paid by prospective customers.

The results of the analysis show that the financing at Bank Syariah Mandiri uses murabahah (buying and selling) contracts, the nature of the margin applied is step up or tiered increase of 1- 24 months at 7.2% effective pa, 25-60 months at 10.5% effective pa and 61-108 months at 13% effective pa Bank CIMB Niaga uses a Credit or credit agreement with interest instruments, the applicable interest rates are Fixed and Floating, the applicable interest rate is 7.5% effective p.a Fixed 3 years and 7.88% effective p.a Fixed 5 years. After the fixed period ends the prevailing interest rate is the BI rate of + 5%.

When compared to the total installments up to the full financing at Bank Syariah Mandiri is Rp.422,853,168 with a total margin to be paid by prospective customers of Rp.142,853,168, this figure can already be known at the beginning and will definitely not change until the financing period ends . Whereas at CIMB Niaga Bank, the total installments to be paid by prospective customers until the loan expires is Rp. 404,279,748 with a total interest of Rp. 124,279,748. However, the total installment and total interest to be paid by this prospective customer may change and increase after the fixed period ends with reference to the increase in the BI rate.
